Terminology
B&B: B&B Huis der Boede
Guest: a person who has reserved and is staying at B&B Huis der Boede and who is registered as such.
Main guest: the person who has made a reservation at the B&B Huis der Boede . The lead guest must be over 18 years of age and is responsible for his/her fellow guests.
Administrator: the person who, as owner of B&B Huis der Boede , or on behalf of the owner of the B&B, manages the B&B.
Third Parties: any other legal entity that is not a guest, administrator or owner.
Reservation: confirmation of the reservation request by B&B Huis der Boede
Cancellation: Revocation or cancellation of the definitive reservation within the applicable term or a no-show at the time of the reservation.
1. The B&B Huis der Boede
1.1 The B&B is described on the website www.huisderboede.nl. This website has been compiled with the greatest care, but there may be differences between the text and/or photos presented on the website and the current situation in the B&B at the time of the guest's visit. No rights can be derived by the guests from such differences.
1.2 The minimum stay in B&B Huis der Boede is one night. During the holiday periods and/or in the summer months, a different minimum stay may apply. The booking system is leading at all times.
1.3 The B&B is accessible between 07:00 and 23:00. The B&B part and the rooms have their own lockable entrance. Deviating times only in consultation with the manager.
1.4 Rest times are from 10 pm to 7 am.
1.5 At B&B Huis der Boede smoking is not allowed in and around the house. In consultation you can smoke elsewhere on the estate, provided it does not bother others and safety is not endangered. The estate must remain cigarette-free. Butts should therefore be left extinguished in a waste bin.
1.6 Pets of guests are not allowed in/at the B&B, unless otherwise agreed between the guest and manager.
1.7 The rooms are only suitable for two people.
1.8 Check-in from 3:00 PM to 8:00 PM, check-out no later than 11:00 AM. Later check-in possible in mutual consultation.
1.9 B&B Huis der Boede is less suitable for children.
1.10 Guests can park their car in the parking lot in front of the B&B. Parking is at your own risk.
1.11 Guests must have a permanent place of residence or residence

1.14 Guests of B&B Huis der Boede must adhere to the house rules that are provided to them online when booking and which are also available for inspection in the B&B.
1.15 B&B Huis der Boede is registered with the Chamber of Commerce under number 73540331.
2.0 Rates
2.1 The rates include gas, water, electricity and heating. The rates include VAT and exclude tourist tax.
2.2 The rates are exclusive of costs of cancellation and/or travel insurance and/or other costs.
2.3. Rates of the B&B are always without obligation and are subject to interim changes.
2.4 All entries on the website of the B&B (www.huisderboede.nl) are deemed to have been provided in good faith and are always subject to interim adjustments. The B&B is not bound by obvious errors on its website.
3.0 Reservation and Payment
3.1 Reservation is only possible online via www.huisderboede.nl or www.booking.com .
3.2 The reservation is only final after confirmation of your reservation request by B&B Huis der Boede .
3.3 For reservations, 100% of the reservation amount must be paid to B&B Huis der Boede within 24 hours after reservation. If payment is not made, the booking will be cancelled.
3.4 For last-minute reservations (less than 24 hours before check-in), the reservation amount must be paid before check-in.
3.5 Payment can be made online. Credit cards, cash or pin are not accepted by B&B Huis der Boede on site.
4.0 Cancellation
4.1 Cancellation is free of charge up to 1 week prior to the date of arrival.
4.2 In case of cancellation from 2 days before the date of arrival, 100% of the rate of the reservation will be charged.
4.3 Cancellation after arrival or early departure during the stay will be charged for the entire stay period (confirmed total travel sum).
4.4 Cancellations can only be made in writing via the contact form on the website or by email to info@huisderboede.nl.
4.5 B&B Huis der Boede always has the right to withdraw the definitive reservation more than 2 days prior to the date of arrival without stating reasons. Advances already paid will be refunded to the main guest free of charge.
5.0 Damage
5.1 The guest must behave properly and use the B&B accommodation in accordance with the reasonable instructions for use given by the B&B or the owner/manager.
5.2 The main guest is legally liable for damage caused by him or his fellow guests to the B&B accommodation or the items present therein.
5.3 A claim (damage, loss, missing and/or theft) must be reported by the guest to the owner or manager immediately. Repair and or replacement costs must be immediately reimbursed by the guest to the owner / manager at his first request.
5.4 In the event of loss or otherwise non-return of keys to the B&B, all resulting costs will be charged to the main guest. The main guest undertakes to pay this within 14 days after sending the substantiated invoice.
5..5 If the keys are not returned when checking out, the main guest is obliged to send the keys to the B&B owner by registered post within 2 working days.
6.0 Complaints
6.1 The guest is always entitled to submit his grievances to the B&B by means of a complaint. The B&B must always handle a complaint adequately and expeditiously, so that the complaint is treated according to standards of reasonableness and fairness.
7.0 Force majeure
7.1 In the event of force majeure, both of a permanent and temporary nature, the B&B is entitled to dissolve or temporarily suspend the agreement in whole or in part, without the guest being able to claim fulfillment and/or compensation. Force majeure includes, but is not limited to: danger of war, war, revolt, molestation, strikes, boycotts, disruptions in the energy circuit, traffic or transport, government measures, scarcity of raw materials, natural disasters and furthermore, all circumstances, extraordinary weather conditions , death of one of owners or close relatives, etc., under which full or partial fulfillment of the agreement cannot be demanded of the B&B in reasonableness and fairness.
8.0 Liability
8.1 The B&B cannot be held liable for damage suffered by the guest or third parties as a result of the stay in the accommodation; the guest indemnifies the B&B against claims in this regard. The B&B is not liable for malfunctions in and around the accommodation, such as malfunctions and failures of electricity and water supplies and technical installations, construction and/or road works in the vicinity of the B&B not announced or untimely announced.
8.2 The B&B can only be held liable for damage that is due to the gross negligence or negligence of the B&B.
8.3 Without prejudice to the provisions of 8.1 and 8.2, the liability of the B&B, if and insofar as the B&B is held legally liable for any reason with regard to the user agreement, is always limited to direct damage and any form of consequential damage is excluded. The liability of the B&B is also always limited to the maximum amount that the insurer of the B&B will pay out in the appropriate case.
8.4 The B&B accepts no liability for injury to persons and/or damage, loss or theft of property of the users.

10 Final provision
10.1 Insofar as not provided otherwise in the rules of private international law, the present terms and conditions are exclusively governed by Dutch law. Non-Dutch speaking guests are deemed to agree with the general terms and conditions drawn up in Dutch.
10.2 All disputes arising from the user agreement or these terms and conditions will be settled in the first instance by the competent court in the Netherlands, insofar as the rules of private international law do not provide otherwise.
10.3 None of the parties can transfer its rights and obligations to third parties, unless otherwise stated in these terms and conditions.
10.4 If and insofar as any provision in the user agreement and these terms and conditions should prove to be invalid, the other terms and conditions will remain in force and the invalid article will be deemed to have been converted in such a way that it is brought into line with the apparent intentions of the parties.
